What is on the truck, and what is not?

The list, with its boundary attached, since a scope naming only inclusions omits the useful half.

  • Ants — species settled before a product is chosen, because a sugar ant on a worktop, a carpenter ant in damp trim and a mound in the lawn are three problems.
  • Cockroaches — the German and the American, kept as two separate programs. The section below explains why.

  • Spiders, silverfish, camel crickets, occasional invaders. See spider control.

Off the list, and not taken sideways either: termites in any form, the bonds and CL-100 letters that go with them, fumigation, mosquito work, lawn treatment. Why does a longer warm season make Columbia harder than the towns around it?

Richland County’s 1991–2020 normals give a mean annual temperature of 66.5 degrees against a mean maximum of 78.6, with 76 days a year at or above 90 here and 30 on the coast. NOAA’s city-station table says 72; we quote the DNR figure and name it rather than split the difference.

The freeze dates matter more, and there are two sets for one city. Downtown, the Columbia University of SC station logs its last spring freeze on 26 February and its first fall freeze on 26 October: 261 days without one. At Columbia Metro Airport those dates are 1 April and 13 October, giving 236. Twenty-five days separate two official stations inside one municipality. We lean on that split because a heat-mapping campaign for Columbia could not be verified anywhere, while these normals can.

Now the mechanism, the part usually skipped. Insects do not hold their own body temperature. Development runs on warmth accumulated above a threshold particular to each species, so a warmer year is not merely pleasanter for them, it is faster. Each extra week above that threshold shortens the run from egg to breeding adult, so the calendar fits more cycles into a year. And the effect compounds: a population tripling each generation ends the year three times larger for every extra generation it completes. Days become multiples.

What it does

Extends the productive period for everything breeding outdoors. More generations completed means larger autumn populations.

What it does not do

Make heat linearly helpful. Fewer calls in July usually mean outdoor food and cover are peaking, not that numbers fell.

Where it stops mattering

Inside a conditioned building. A German cockroach behind a warm kitchen line meets one temperature all year. Seasonal reasoning applies outdoors only.

One caveat: out toward the airport, 236 days is your figure, not 261.

German or American cockroach, and why does the answer change the job?

In a city this mixed, this is the most useful thing anyone can do before quoting. It says which direction the problem came from, and which side of the wall the money belongs on.

The seasonal test is free: sightings that track the weather point to the outdoor species, a steady rate through February to the indoor one. Detail is in the German cockroach profile. The commonest way a Columbia roach account runs a year without improving is that nobody settled this early.

Rodents: which methods hold up?

Columbia carries the usual three commensals, at different heights. The Norway rat works at grade, burrowing at slab edges and stoops. The roof rat arrives overhead on limbs, cables and fence tops, nesting in attic insulation. The house mouse is content anywhere. See the Norway rat profile.

What works is an order of operations. Find the live activity instead of extrapolating from one pile of droppings; certified dogs do that faster than anyone can dismantle a building, though structural rodent detection carries no accuracy validation we could locate, which is why no percentage is printed anywhere here. Two details decide whether trapping succeeds: mouse home ranges are small, so trap density is the whole game, and Norway rats avoid new objects for days, so traps left baited and unset beat traps sprung on night one.

The method that flatters itself is bait, laid first. Anticoagulants work slowly, so the animal carries on moving while the dose accumulates and generally expires somewhere unreachable. It also wipes out the sign anybody needs to check the job afterwards.

What can a dog settle here that a look round the room cannot?

One thing: whether living insects are here today.

Visual inspection collects history. Fecal spotting and cast skins sit there indefinitely, so they answer whether anything ever happened here. A properly imprinted dog reads the odor of a living population and its viable eggs, so the answer comes back in the present tense. Scope is the second difference: a handler and dog read a bedroom in minutes, bed left assembled.

Limits get stated first. An alert marks odor at a location, never a population size and never its age. Heat, airflow and a tired dog degrade a search, so indications get eyes on them, and anything unresolved earns monitors and a second visit rather than a quote. Why is sealing worth more than spraying?

Because chemistry wears out and carpentry does not. That holds whether the wall is shared with a restaurant or a garage.

It is an arithmetic problem. Sunlight, rain, mopping and time strip a residual inside weeks, and the gap it covered is still the size it always was. Repeat that cycle a few years and the invoice has become a standing charge against a symptom.

Material choice is where weatherization and pest work diverge. Caulk and expanding foam are excellent against draughts and worthless against incisors, which grow continuously and pass through both. What survives is copper mesh packed and capped, quarter-inch hardware cloth, metal-faced thresholds, sheet metal at a serious gauge. What does the first appointment involve?

  1. Questions before the van moves

    What was seen, in which room, at what time of day, and for how long it has run. Four answers, and half the diagnosis is inside them.

  2. A full lap of the exterior

    Where soil meets siding, the final run of each utility entry, hose bibs, condensate lines, and any branch or cable touching the roof.

  3. Underneath, then overhead

    Into the void beneath the floor if the house has one. If not, the slab perimeter, its joints, and the sleeves where pipes pass. Then the attic.

  4. Species, extent, product — in that order

    Naming it comes before measuring it, and measuring before treating. Where the extent is genuinely unclear, a canine team settles it more cheaply than cutting an opening.

  5. A written finding, in two halves

    Sealing and treating set out and costed apart, so either can be bought elsewhere. Areas that came back clear are written down as clear.

How does a company based in Windsor work a city an hour up the road?

  • Structural pest licensing in South Carolina sits with Clemson University, through its Department of Pesticide Regulation. Operators trained elsewhere get this wrong regularly, expecting an agriculture agency to hold the file.
  • Everything on this page falls in category 7A — the industrial, institutional and structural class, health-related work included. Wood infestation reporting is a separate credential, so ask which one a firm carries.
  • The business license is issued to the company by name, and every location must name a Designated Certified Applicator. Certification attaches to people, so a license number tells you nothing about the technician in your kitchen.
  • The rules set a floor for cover: general liability at $100,000 or more, combined single limit, no deductible above $1,000. Ask to see the certificate itself.
  • Worth asking before signing: license number and category, who attends, whether sealing arrives with a written specification, and what governs the return interval.

One limit we would rather publish than paper over: we will not characterize the City of Columbia’s municipal code in either direction. Its ordinances sit on a platform that returned no readable text to us, and asserting what a code contains without reading it is invention.

Frequently asked questions

Does a long warm season mean I need service all year?

It depends which pest you have, and anyone answering in one word is selling rather than advising. Outdoor species do get a longer productive season here, so their pressure is seasonal and peaks late. Anything inside a conditioned building runs at one temperature all year.

I only see roaches after heavy rain. What does that tell you?

Almost certainly the outdoor species rather than the indoor one, which is good news about your kitchen and bad news about your envelope. American cockroaches live outside in mulch, drains and tree hollows, then move in when that harborage floods. The fix is envelope work.

A lender wants a termite letter. Can you produce one?

No, and we do not treat the enquiry as a way into other work. Termite treatment, bonds, CL-100 and wood infestation reports need licensing this company does not hold, and we do not subcontract them under our name. Book a firm holding that category directly.

Is it worth putting bait down before the appointment?

We would rather you did not, for two reasons. A baited rodent stays mobile for days and usually dies inside a cavity, trading one problem for a fortnight of odor. It also destroys the sign anyone would use to confirm what is happening.

My house is on a slab. Is there anything to inspect underneath?

There is no void to enter, so the inspection moves rather than shrinks. The productive places become the slab edge, expansion joints, plumbing sleeves where pipes come through, the garage-to-house junction, and the attic, the only large cavity a slab house has.

How much does that twenty-five day freeze gap really matter?

Less than a headline suggests and more than nothing. It is two station normals, not a forecast for your street, and where you sit between them is a judgement call. What it reliably shows is that the warmest part of this city breeds longer than its edges.

Can you screen an occupied apartment without me emptying it?

Yes, and please do not empty it. Nothing is applied during a detection visit, so no room needs clearing. Bagging things up, deep cleaning or spraying first will either wipe out the sign a dog reads or push the population elsewhere before anybody looks. Leave the bed made up.
